While I certainly don't have the secret to major clicks, a couple things though do help. Make sure that you have enough text to get the ad to target. Meta-Tags are important for this, as well as the tag for the page that links to it. I didn't realize this at the beginning. When it doesn't know what to do on the destination page, it picks up the ad relevancy from the page that they came from. Which can slight your ads if you have a multi subject board. Another thing that helps is to experiment with the colors to try and see what works best. Sometimes if the site is a busy one visually, it can be drowned out by the other elements. Want to get it so that it catches their eye. Forums seem to work best when there is a myriad of subjects, so it's a good idea to have a general forum to pick up those topics.

It is not so easy to maintain the position in Google because you would have to provide updated and user-friendly content in that case. If your site is at the top most position especially, update content regularly.
